Octagon Property Management
OPM manages your building and tenancy on behalf of your landlord. As the property manager, some of our responsibilities include: collecting rent, scheduling maintenance work, and working with tenants regarding their lease terms and renewal.

Rent
Rent is due on the first of each month. Rent can be paid by check or money order and must be made payable to your landlord, Sutherland East LLC. Please include your building and apartment number in the memo section of the check.
Payment can be mailed to: Sutherland East LLC, PO Box 1997, Brookline, MA 02446. Payment can also be dropped in the Octagon Properties drop box located in the front foyer at 829 Beacon St, Boston.
Utilities
Upon move-in, you will need to contact various providers to switch the utilities to your name. See our attached list of Important Phone Numbers for common utility company contact information.
Apartment & Building Maintenance
It is important that tenants report all maintenance requests promptly. Submitting requests through our website will yield the fastest response; however maintenance requests can also be submitted through the property management office by calling (617) 236-5687.
General Maintenance Reminders:
Keys
Each tenant receives two keys upon move in: a building front door key and an apartment door key. Each apartment receives one mail box key.
In the event that your keys are lost, stolen or damaged an extra set of keys may be obtained, for an additional charge, from Octagon Properties at the discretion of the office. Contact the property management office at 617-236-5687 if your keys were lost or stolen.
If you find yourself locked out of your apartment, you may call the 24-hour Emergency Service line at: 781-642-1565. Access to apartment is not guaranteed and the tenant may be fined a minimum of $125.
Laundry
Laundry facilities are located on the first floor of 85 and 95 Sutherland Rd.
Trash
Two dumpsters for trash removal are located in the right rear of the parking lot. Recycle containers are located outside the back door. All boxes must be broken down neatly placed in trash area. Additionally, all trash must be in sealed plastic bags and placed in the designated trash barrels.
Elevator
Elevator is for passengers only. Do not load elevator with furniture or anything excessively heavy.
Parking
Parking in the neighborhood is restricted to use by residents only. To avoid tickets for parking in these areas and for more information about parking in your neighborhood, please see our Local Transit & Parking Page.

- Please do not leave trash or recyclables in the hallways or common areas. A fine will be charged for trash or boxes left anywhere other than the designated trash or recycling areas.
- Cleanliness and neatness of individual units and common areas help maintain a pest-free residence. All buildings are treated at least once monthly for preventative pest control.
- Be cautious regarding items you dispose of in your toilet. Our plumbing systems are not equipped to handle anything other than toilet paper and human waste. Disposal of sanitary napkins, moist towelettes, etc., down the toilet may result in clogged toilets, which then overflow and can damage your bathroom and potentially the unit below. If water does get on the floor, put towels down immediately to prevent damage.
- Report any leaks to the management office immediately.
- Tenants are responsible for replacing light bulbs inside their unit.
